Tenants are able to log maintenance requests via the Tenant Portal, upload relevant photos and track the status. It’s quick, straight forward and more efficient than sending an email.
Please be advised any maintenance work that is organised by a tenant that is not considered an emergency may be at the tenant’s expense.
Emergency Repairs
URGENT repairs will be accepted first informally, but must be confirmed in writing as soon as possible.
Please see list below of what constitutes an urgent repair under the Residential Tenancies Act
* burst water service or a serious water service leak
* blocked or broken toilet
* serious roof leak
* gas leak
* dangerous electrical fault
* flooding or serious flood damage
* serious storm or fire damage
* failure or breakdown of the gas, electricity or water supply to the premises
* failure or breakdown of the hot water service
* failure or breakdown of the stove or oven
* failure or breakdown of a heater or air-conditioner
* fault or damage which makes the premises unsafe or insecure.

If you cannot reach your Personal Property Managers:
The following tradespeople can be contacted after hours, but only when classed as an emergency that is in one of the above categories. Please Note: If you contact a tradesman and it’s not considered urgent you will be charged for the invoice.
